Property Search & Buyer Profiling

We begin by clarifying your objectives, constraints, and long-term plans (personal use, rental, investment, or mixed use). Based on your criteria—budget, size, location, lifestyle needs, transport access, and rental potential—we identify the most suitable Paris neighborhoods and building types. We then conduct a targeted property search and provide you with regular curated shortlists, including photos, floor plans when available, and our initial professional assessment of each opportunity.

Property Inspections & Technical Assessment

For selected properties, we carry out on-site visits on your behalf. After each visit, you receive a detailed report including photos and videos, as well as an objective evaluation of the apartment’s condition. We also assess the immediate surroundings, building quality, noise levels, neighborhood atmosphere, and public transport access. Where relevant, we provide estimates of ongoing charges (copropriété fees, utilities) and give a preliminary indication of maintenance and renovation costs.

Price Negotiation & Reservation

Once a property is selected, we assist with price analysis based on recent comparable sales and market conditions. We handle negotiations with the seller or agent to secure the best possible terms. We also guide you through the reservation process, including the drafting and signing of the purchase offer (offre d’achat) and sales agreement (compromis de vente), ensuring deadlines, conditions, and penalties are clearly understood before commitment.

Notary Coordination & Legal Support

We help determine the most appropriate purchasing structure based on your personal situation (individual ownership, co-ownership, or a company structure such as an SCI). We coordinate directly with the notary (notaire), attend meetings on your behalf if required, and assist with document review and explanations. Translation support is provided to ensure you fully understand all legal and financial aspects before finalizing the sale.

Renovation Planning & Project Coordination

If renovation is required, we assist with planning and organization. This includes defining the scope of work, obtaining quotes from trusted contractors, and coordinating timelines. We can act as a liaison between you and local professionals, monitor the progress, and ensure the project aligns with your budget, objectives, and rental or personal-use plans.

Rental Strategy & Property Management

For rental properties, we advise on the most appropriate rental strategy (long-term furnished, unfurnished, student lease, or mobility lease) and determine an optimal rent level in line with Paris regulations. We assist with tenant search, lease setup, rent collection procedures, and administrative organization. We also coordinate move-in and move-out logistics, inventory reports, and cleaning between tenants to ensure smooth transitions.

Property Sale Assistance

When you decide to sell, we assist throughout the process, from preparing the property for market to coordinating with agents and notaries. We help determine an appropriate asking price, manage viewings where needed, and oversee negotiations and documentation. Our goal is to ensure a smooth, transparent, and efficient sale, even when you are based overseas.
